Inspection and acceptance of the trades by our master craftsmen entered in the trade register (Handwerksrolle) before we hand over the result to you.

Handover and acceptance
Joint inspection and acceptance. You receive a complete acceptance report including the VDE test report to DIN VDE 0100-600 and the documentation of all trades.

Frequently asked questions.
What is included in the fixed price?
Materials and labour for all trades. For tiles and floor coverings that you choose from our partners (Bayerischer Fliesenhandel), there is an allowance of 30 € gross per m²; anything above that you pay as a surcharge. The price includes high-quality taps and fittings from Hansgrohe, high-quality ceramics (WC, bathtub, shower tray, washbasin) from Duravit and high-quality radiators from Rotheigner. Luxury items and coloured taps and fittings are available for a surcharge, chrome is standard. Windows and the front door are not included and can be added as options; the fixed-price calculator shows the amounts. Facade insulation is only available for houses, at 255 € per m² including rendering, painting and scaffolding. All prices are net, plus VAT at the statutory rate. The fixed price becomes binding when AIGNER BAU countersigns it after the on-site inspection.
Do I need a building permit for the renovation?
For a complete renovation of an existing building you do not need a building permit.
What does a complete renovation in Munich cost?
Renovating a flat starts at 49,500 € for a one-room flat. The fixed price depends on the number of rooms, not on square metres, because every room means its own electrical work, wall chasing and sockets. Use our price calculator for an initial calculation.
Are materials included in the fixed price?
Yes. All labour and material costs are included in the fixed price. You choose the materials together with us, within the calculated items. Only for tiles and floor coverings that you choose from our partners is there an allowance of 30 € gross per m². Everything else is included.
How long does a complete renovation take?
Flat: 6 to 10 weeks depending on the scope. House: 12 to 30 weeks depending on the scope. You receive the binding schedule with the fixed-price quote.
Is the fixed price binding?
Yes. The fixed price is binding. Additional costs arise only from unforeseeable hidden defects that could not be identified during the survey, and even then only with your approval.
Can I visit the site during the renovation?
Yes, by prior arrangement. Because responsibility for site safety passes to us when work begins, it is advisable to check with us briefly first. The site is tidied and cleaned every working day before the team leaves.
Is there a warranty?
Yes. The statutory warranty of five years applies to all trades.
