Joint inspection and acceptance. You receive a complete acceptance report including the VDE test report to DIN VDE 0100-600 and the documentation of all trades.

For us, cleanliness is not an extra and not a final clean at the end. It is the visible part of how we work: the way the site looks is the way we work behind the walls.
Tidied every evening
Before the team leaves the site, it is swept clean: tools put away, rubble removed, floors swept. Every working day, without exception.
Dust stays where it belongs
Dust barriers, covers and protective sheeting for adjoining rooms, the stairwell and the neighbours. We treat your property as if it were our own.
Visits by arrangement
After a short arrangement with us you can see how the work is going on site. When work begins, responsibility for site safety passes to us. If you work cleanly, you have nothing to hide.

What makes a complete renovation in Munich special.
Asbestos and contaminants
In post-war buildings from the 1950s to the 1970s we test for asbestos, PCB and other contaminants. Any finds are disposed of professionally and with documentation.
Duration and scheduling
Flat 6 to 10 weeks, house 12 to 30 weeks. A binding schedule is part of the fixed-price quote. Milestones are documented and met.
Eight questions about complete renovation.
What is included in the fixed price?
Materials and labour for all trades. For tiles and floor coverings that you choose from our partners (Bayerischer Fliesenhandel), there is an allowance of 30 € gross per m²; anything above that you pay as a surcharge. The price includes high-quality taps and fittings from Hansgrohe, high-quality ceramics (WC, bathtub, shower tray, washbasin) from Duravit and high-quality radiators from Rotheigner. Luxury items and coloured taps and fittings are available for a surcharge, chrome is standard. Windows and the front door are not included and can be added as options; the fixed-price calculator shows the amounts. Facade insulation is only available for houses, at 255 € per m² including rendering, painting and scaffolding. All prices are net, plus VAT at the statutory rate. The fixed price becomes binding when AIGNER BAU countersigns it after the on-site inspection.
Do I need a building permit for the renovation?
For a complete renovation of an existing building you do not need a building permit.
What exactly is a complete renovation?
A complete renovation is the full renewal of all technical and design trades of a property: electrics, plumbing, heating, drywall, floors, walls, ceilings, windows, doors. The structure stays, everything else is new.
What is the difference from a partial renovation?
In a partial renovation, individual trades are renewed, for example only the bathroom or only the electrics. A complete renovation covers all trades at the same time, coordinated, in one go, with one fixed price. A partial renovation in several stages usually ends up more expensive than a complete renovation in one go.
How long does a complete renovation take?
Flat: 6 to 10 weeks depending on the scope. House: 12 to 30 weeks depending on the scope. You receive the binding schedule with the fixed-price quote.
What about asbestos and contaminants?
In Munich's post-war buildings from the 1950s to the 1970s we test for asbestos, PCB and other contaminants. If anything is found, we arrange professional disposal.
How clean is the site during a complete renovation?
The site is completely tidied and cleaned every working day before the team leaves. Adjoining rooms and the stairwell are protected with dust barriers and covers. Please arrange a visit to the site with us briefly beforehand.
Is there a warranty?
Yes. The statutory warranty of five years applies to all trades.
